How to Use the First Home Buyer Calculator
What does this tool actually calculate?
Four things in one place: how much a lender might let you borrow, your loan repayments, your deposit/LVR and any Lenders Mortgage Insurance (LMI), and the stamp duty and grants you may be eligible for in your state or territory.
How is "how much can I borrow" worked out?
We estimate your take-home income (after tax and Medicare levy), subtract your living expenses and existing debts, then apply the interest rate you enter plus the standard 3% regulatory safety buffer that Australian lenders are required to use. What's left over determines your estimated maximum loan size.
What is LMI and how do I avoid it?
Lenders Mortgage Insurance applies when your deposit is under 20% of the property price. You can avoid it with a full 20% deposit, or by using the federal First Home Guarantee, which lets eligible first home buyers purchase with just a 5% deposit and no LMI.
Which grants and concessions can I get?
